PURCHASE PROCESS
You found the property you want to buy. Call us to reserve it!
A nice property at a good price won’t last long.
We’ll call the agent, see the property, start negotiating the price, and reserve it in your name. If an agreement is reached, we’ll manage the purchase process. We advise you not to sign a document until we see it. It’s a foreign country with home rules and ‘fine print’ that you should know about.
Our Purchase Service
We have several years of experience managing property purchases in and near Barcelona. Below is a summary of the process.
Mortgage
If you need a loan, this is the first step in the process.
Property Found
We call the agent to visit the property, negotiate the price, and reserve it.
Due Diligence
Make sure the property is safe to buy.
Contracts & Closing
Negotiate the pre-sales contract with conditions to protect you.
If you need one, applying for a mortgage with a Spanish bank is the first step. They lend to foreign buyers. Mark Carr of Spain Advisors explains mortgage requirements and terms.
Due Diligence – A MUST in Barcelona Real Estate
We investigate the property thoroughly to collect information that will help us bring down the price.
This includes:
- Confirm the property’s true owner and that all elements (terraces, etc.) on the property are declared.
- Find unpaid mortgages and liens. All debts on the property must be paid or the buyer assumes them.
- Investigate the property’s condition and repair history. The owners must pay a % of building repairs. We can recommend an architect for inspection and renovation possibilities.
- Research zoning laws and use restrictions that affect the property.
